Why it mattered

Hospitality depends on guests who should never know construction is happening, and on opening dates sold long before the building is finished.

The challenge

A luxury resort renovated its rooms, pools and public spaces while remaining open.

Room-block sequencing, noise limits and the peak season defined every phase. Rooms held out of inventory longer than planned meant revenue the resort could not recover.

How we held the date

Our approach, phase by phase.

The same disciplined sequence we bring to every engagement, shaped around what this project needed most.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01Guests first

Noise, access and room blocks planned around the guest day.

PHASE 02Bookings as milestones

Opening and room-return dates tied directly to reservations and events.

PHASE 03Sequence FF&E

Furniture and fit-out deliveries scheduled floor by floor against room readiness.

PHASE 04Independent assurance

Independent schedule reviews giving owners and lenders a view separate from the builder's.

What changed

The difference we made

Measured the only way that matters: whether the date and the budget held.

Result 01Guests undisturbed

Noisy work, deliveries and access routes were timed around the guest day, and complaints stayed at normal levels.

Result 02Inventory returned on schedule

Every room block went back on sale on its planned date, so revenue management could sell with confidence.

Result 03Pools open for peak

Major amenities reopened ahead of peak season.
