Scope statement

Your advocate on site, answering only to you.

Construction is rarely the owner's core business. A health system exists to treat patients, a technology company to run compute, a university to teach. Yet each must commission and govern work worth hundreds of millions, opposite designers and contractors who do this every day and price their risk accordingly.

As your owner's representative, RichardBarkley closes that gap. We lead the delivery team on your behalf, hold contractors to the schedule and budget they committed to, test every change and claim before it costs you, and give you clear counsel at each consequential decision. You keep the authority. We make sure it is exercised with full information.

RFI log · questions answered

What leaders ask us first.

Straight answers. If yours isn't logged here, raise it with us directly. A principal will respond.

When should an owner's representative be appointed?

As early as possible, ideally before design and procurement, while the decisions that fix cost and risk are still open.

How does this differ from a construction manager?

An owner's representative works solely for the owner and carries no construction risk or profit motive. A construction manager usually carries delivery responsibility and commercial interests of its own.

Will you serve a single project?

Yes. We represent owners on single projects and across full capital programs, with the same senior attention.

The next step

Command the date you announced.

Book a 45-minute program review with a senior principal. You will leave with an independent read of where your schedule and cost really stand, and the three moves that matter most.
