Why it mattered

High-rise and mixed-use work runs on rhythm. Hold the floor cycle and the building rises; lose it and every trade behind pays for the slip.

The challenge

An international developer built a very large mixed-use development with multiple towers, a shopping mall and hotels.

Several contractors and staggered openings made program-level control essential. Each contract reported well on its own terms, but leadership needed one consolidated forecast.

Schedule at a glance

The whole program, on one line.

Start to finish, as the schedule tells it. For work still in progress, the bar moves with today's data date.

How we held the date

Our approach, phase by phase.

The same disciplined sequence we bring to every engagement, shaped around what this project needed most.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01Set the cycle

A floor-cycle-driven schedule for structure, facade and services.

PHASE 02Stack the trades

Trade flow planned floor by floor so crews stay productive and out of each other's way.

PHASE 03Price change in time

Design changes assessed for time impact before they are approved.

PHASE 04Hand over in sequence

Residences, offices and retail handed over in a planned order.

What changed

The difference we made

Measured the only way that matters: whether the date and the budget held.

Result 01Contracts under one command

Every contract fed a single program schedule, with interfaces between packages held as shared milestones.

Result 02Openings staged as designed

The mall and hotels opened in their planned order, each generating revenue as the next phase finished.

Result 03One number for the board

Leadership worked from one consolidated forecast each month instead of reconciling contractor claims.
