Why it mattered

High-rise and mixed-use work runs on rhythm. Hold the floor cycle and the building rises; lose it and every trade behind pays for the slip.

The challenge

A mixed-use tower with offices, residences and retail rose in one of Asia's fastest-growing cities.

The schedule was driven by the floor cycle, and it had to absorb design changes and supply chain delays without losing pace. Each change request carried a time cost that was easy to underestimate.

How we held the date

Our approach, phase by phase.

The same disciplined sequence we bring to every engagement, shaped around what this project needed most.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01Set the cycle

A floor-cycle-driven schedule for structure, facade and services.

PHASE 02Stack the trades

Trade flow planned floor by floor so crews stay productive and out of each other's way.

PHASE 03Price change in time

Design changes assessed for time impact before they are approved.

PHASE 04Hand over in sequence

Residences, offices and retail handed over in a planned order.

What changed

The difference we made

Measured the only way that matters: whether the date and the budget held.

Result 01Rhythm held

The structure kept a steady floor cycle for most of its height, with slips recovered within a cycle or two.

Result 02Change priced in days

Every design change carried a time impact assessment before approval, so the owner chose with the cost in view.

Result 03Handover by sequence

Residences, offices and retail were handed over in their planned order.
