Why it mattered

Civic projects belong to the public, and the public notices when a date slips. Elected officials, donors and residents deserve a schedule that tells them the truth early.

The challenge

A county extended its regional trail into downtown, crossing roads, rail corridors and environmentally sensitive land.

Permits from several agencies set the real pace. Each approval had its own review cycle, and the first schedule showed none of them.

Schedule at a glance

The whole program, on one line.

Start to finish, as the schedule tells it. For work still in progress, the bar moves with today's data date.

How we held the date

Our approach, phase by phase.

The same disciplined sequence we bring to every engagement, shaped around what this project needed most.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01Respect the windows

Environmental, seasonal and event windows built in as hard constraints from the first baseline.

PHASE 02Make permits milestones

Every agency approval tracked as a dated milestone with a named owner.

PHASE 03Report for the public

Progress reporting clear enough to share with residents, donors and elected officials without translation.

PHASE 04Work to opening day

The celebration date held as the critical finish, with every activity driving toward it.

What changed

The difference we made

Measured the only way that matters: whether the date and the budget held.

Result 01Riders on it by spring

The extension opened ahead of the busy spring season.

Result 02Permits put on the path

Each agency approval became a dated milestone with a named owner, which exposed two reviews that would otherwise have surfaced too late.

Result 03Updates residents could use

Plain progress notes, drawn straight from the schedule, told neighbors what was closing and when.
