Why it mattered

Sports and entertainment run on dates printed on tickets. Opening night is not a target; it is fixed, and the schedule has to be built backward from it.

The challenge

A developer is building an arena and the mixed-use entertainment district around it.

Several owners, contractors and tenants share one opening night, and each arrived with its own schedule. Lenders wanted an independent read on whether those schedules actually added up.

Schedule at a glance

The whole program, on one line.

Start to finish, as the schedule tells it. For work still in progress, the bar moves with today's data date.

How we held the date

Our approach, phase by phase.

The same disciplined sequence we bring to every engagement, shaped around what this project needed most.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01Work the windows

Off-seasons and dark periods planned as projects of their own, with every day accounted for.

PHASE 02Plan the fallback

Any unfinished work planned in advance to be safe and usable for the next event.

PHASE 03Align every owner

Teams, operators and tenants working from one schedule toward one night.

PHASE 04Revenue spaces first

Premium seating and other revenue-critical spaces prioritized in the sequence.

What changed

The difference we made

Measured the only way that matters: whether the date and the budget held.

Result 01One opening night

A program schedule aligns every owner and tenant toward the same date.

Result 02Shared logistics

Site access and laydown are planned across all contractors rather than negotiated daily.

Result 03Independent assurance for lenders

Lenders receive a monthly independent schedule review.
