Why it mattered

In data centers, time is capacity and capacity is revenue. Ready-for-service dates are contractual, and a single unlinked dependency can hide months of risk behind a green report.

The challenge

A developer is delivering a high-density, liquid-cooled facility for AI computing, with a tenant already committed to the capacity.

Liquid cooling, extreme power density and immature equipment supply chains leave little historical data to plan from. Durations that look reasonable on paper have rarely been tested on a job like this one.

Schedule at a glance

The whole program, on one line.

Start to finish, as the schedule tells it. For work still in progress, the bar moves with today's data date.

How we held the date

Our approach, phase by phase.

The same disciplined sequence we bring to every engagement, shaped around what this project needed most.

PHASE 01PHASE 02PHASE 03PHASE 04
PHASE 01One critical path

Every contractor schedule integrated into one master, from utility energization to integrated systems testing.

PHASE 02Test the float

Independent schedule health assessments that expose float which does not really exist.

PHASE 03Follow the long leads

Switchgear, generators and cooling equipment tracked from factory slot to installation.

PHASE 04Commission to contract

Level 1 to 5 commissioning planned to meet every tenant ready-for-service date.

What changed

The difference we made

Measured the only way that matters: whether the date and the budget held.

Result 01Compressed delivery under control

Design-build overlap is managed through a rolling-wave master schedule that adds detail as each package releases.

Result 02Equipment tracked from factory slot

Critical cooling and electrical equipment is followed from manufacturing slot to installation.

Result 03IST set at baseline

Integrated systems testing logic was defined in the first baseline rather than left to the final months.
